THE CANOPIES AT YAS POINT

The Canopies is the first residential project at Yas Point, a new coastal development by Aldar on the northern edge of Yas Island. Six mid-rise buildings will offer a total of 592 apartments and more than 10,000 m² of landscaped outdoor spaces. The residences are built around a central park that connects the individual buildings, gardens, and common areas into one unified pedestrian precinct.

The location on the quieter northern side of the island allows you to live near the water while remaining just minutes away from the most famous attractions on Yas Island. Within reach are Yas Mall, Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld, Yas Marina Circuit, and Yas Links golf course. Good access to main roads makes it easier to reach the airport, downtown Abu Dhabi, and towards Dubai.

The new coastal district of Yas Point will offer a public beach, a marina with a yacht club, restaurants, shops, parks, walking trails, and cycle paths. The location will also feature approximately 700 meters of promenade along the waterfront.

The Canopies is being developed directly in this new part of Yas Island. Residents will have the beach, promenade, and future amenities within walking distance while remaining close to the island's entertainment and sports facilities.

The offer includes studios and apartments with one to three bedrooms. The largest layout is complemented by a maid's room and office, while select 2-bedroom variants offer separate staff quarters. Areas range from approximately 46 m² to 184 m².

Floor plans show balconies adjoining living spaces, an open kitchen connected to the dining and living area, and practical storage facilities. 1-bedroom and 2-bedroom apartments are available in several layout variations.

A light and warm color palette combines wood tones, stone, and subtly textured surfaces. Large-format glazing brings plenty of natural light into living spaces, while the open kitchen flows seamlessly into the dining and living areas.

Materials used include porcelain tiles in living and bathroom areas, wooden floors in bedrooms, laminate finishes on kitchen and built-in furniture, stone countertops, and glass screens in shower enclosures. Kitchens feature islands and built-in storage, bathrooms are designed in light natural tones.

The Canopy Club connects a lounge, coworking space, multipurpose rooms, and fitness facilities with zones for yoga, tai chi, and other physical activities.

The outdoor area offers a kitchen with grill, dining terrace, and children's playground. The club provides facilities for work, relaxation, socializing, and quality family time.

A 5% payment is required upon reservation. A further 50% is divided into five 10% installments during construction, with the remaining 45% due upon handover of the property.

Yas Island is among the most visited parts of Abu Dhabi and has long attracted tourists, residents, and investors. The combination of entertainment parks, beaches, marina, golf course, shopping center, and good transport connections supports demand for both short-term and long-term rentals. Further development of the northern coastline is also expanding housing options in the part of the island that has previously been dominated by leisure and tourist attractions.
