Private beachfront living. Tyrian Residences is built on the Estepona coastline as an intimate project with 40 residences on four floors. The beachfront location offers open views of the Mediterranean Sea, while on the opposite side, the Sierra Bermeja mountain range panorama unfolds.

Each residence is designed with privacy in mind. Private elevators serve a maximum of two apartments per floor and penthouses have private entrances and extensive outdoor areas.

Estepona with quick connections along Costa del Sol. Tyrian Residences is located directly on the Estepona coastline on the Costa del Sol. From this location, there is quick access to Marbella, Sotogrande and surrounding golf resorts. Gibraltar airport is approximately 40 minutes away and Málaga airport about 50 minutes.

Estepona has been rapidly developing its beachfront promenade, public spaces and infrastructure in recent years. This allows it to maintain a quieter character than Marbella, while simultaneously offering an increasingly wider selection of restaurants, shops, beaches and services.

From 280 m² to over 1,000 m². The project offers apartments with 3 and 4 bedrooms and several types of penthouses. Residence sizes start at approximately 280 m², while the largest duplex penthouses exceed 1,000 m².

Living rooms reach up to 70 m², master bedrooms up to 50 m² and large-format windows extend to the ceiling. Terraces directly adjoin the living areas, offering selected residences ample outdoor space and sea views.

Poliform, Gaggenau and natural materials. Residences will be delivered fully furnished. Kitchens and fitted furniture are supplied by Poliform, appliances come from Gaggenau brand and bathrooms are complemented by Gessi elements. The interiors feature polished travertine, wooden floors and Schüco windows that connect the living areas with terraces.

The equipment includes underfloor heating with room-by-room control and intelligent management of air conditioning, lighting and security via app.

WELL standard focused on quality of life. Tyrian is among the residential projects in Spain designed according to WELL certification principles. These focus on, among other things, air and water quality, lighting, acoustics, thermal comfort and materials used.

The project therefore includes air purification and water filtration systems, lighting adapted to natural daily rhythms and materials chosen with regard to a healthier indoor environment.

1,400 m² for wellness and leisure. An entire floor is dedicated to wellness, sports and relaxation. The spa includes a 23.5-meter heated indoor pool, children's pool, hammam, Finnish and dry sauna and relaxation area.

The amenities also include Technogym fitness, space for pilates and yoga, massages, beauty salon, cinema, golf simulator, children's room and meeting spaces. On the roof, a 17-meter infinity pool will be created with views of the sea, Gibraltar and the African coast.

Reception, concierge and 24-hour service. Residents will have access to continuous reception and security, concierge, valet parking, common area management and assistance with travel arrangements or private events.

On request, housekeeping, laundry, private chef, catering, transfers or a car with driver will also be available. Benefits include access to Malva Beach Club.

Security and privacy in every detail. The complex is closed and has a single controlled entrance with two security checkpoints. Security is enhanced by license plate recognition, camera surveillance, perimeter control and access via smart cards and app. Separately managed service routes and elevators separate staff movement from the residential part of the building.

Prices from €3.55 million. Current prices start at: 3-bedroom apartment from €3.55 million, 4-bedroom apartment from €4.15 million, 3-bedroom duplex penthouse from €6.3 million, 4-bedroom duplex penthouse for €7.6 million. The exact price varies depending on floor, orientation, terrace size and type of residence.

Completion at the end of 2026. Tyrian Residences is under construction. Completion of construction work is planned for Q4 2026, with handover of residences expected in Q1 2027.
